25 JOINT VENTURES Buildings housing New York surgery center sold in $45M deal — 3 insights By Eric Oliver B uildings housing a medical office building and a surgery center in Orchard Park and Cheektowa- ga, N.Y., were sold to a Chicago-based investor for $45 million, Buffalo Business First reports. What you should know: 1. The medical office building and surgery center are operated by Kaleida Health's Western New York Urol- ogy Associates. 2. The buildings have additional unspecified tenants, but are all health-focused. 3. The acquiring party formed two holding trusts for the building, with addresses registered in Chicago. n Atlanta health system building $113M ASC — 5 insights By Eric Oliver A tlanta-based Grady Health System broke ground on a 10-story, 576,960-square-foot ASC in December. What you should know: 1. The health system will move all of its outpatient sur- geries to the $113 million ASC, which will also house several outpatient clinics. 2. The ASC will increase Grady's operating room capacity by 25 percent and its clinical capacity by 45 percent. 3. Grady tapped Swedish developer Skanska to build the ASC. 4. The center will have green elements, including a rainwater recycling system. 5. Grady expects to open the center in September 2022. n $7M orthopedic surgery center to open soon in Ohio By Eric Oliver T he Orthopaedic Surgery Center in Boardman, Ohio, will move into its new practice and open to the public Jan. 1. What you should know: 1. The new $7 million, 13,000-square-foot surgery center features four operating rooms and three overnight recovery suites. 2. The center has an EHR system and infection control tech- nology. 3. The center will primarily focus on orthopedic procedures, but will also feature physicians specializing in pain manage- ment, gynecology, plastic surgery and ophthalmology. 4. The center was built to accommodate joint replacement procedures. 5. The Orthopaedic Surgery Center began planning its facil- ity four years ago. n Montecito Medical buys MOB, ASC in Virginia: 4 details By Laura Dyrda N ashville, Tenn.-based Montecito Medical Real Estate purchased an ASC in Virginia, announcing the acqui- sition on Dec. 20. Four things to know: 1. The 70,000-square-foot facility is located in the West Creek Business Park and includes primary care, cardiovascular ser- vices, spine, gastroenterology, obstetrics and plastic surgery. 2. MEDARVA Stony Point Surgery Center at West Creek, a six- OR facility, is the building's anchor tenant. The ASC is Accred- itation Association of Ambulatory Health Care-accredited. 3. Constructed in 2015, the building added a 9,000-square- foot expansion in 2017 and includes advanced surgical technology and instrumentation. 4. The amount Montecito Medical paid for the building is undisclosed. n
